Stage 1: Feasibility Design

Every successful project begins with understanding its potential.
Our feasibility stage offers a clear and cost-effective way to explore what can be achieved within your site, budget, and planning constraints.

Once appointed, we develop two initial design options, presented through floor plans and elevations either hand-drawn or digital. These quick conceptual designs help define layout possibilities, spatial relationships, and massing, allowing you to make informed decisions before advancing further.

For existing buildings, we can work from estate agent plans. However, before moving to Stage 2, a measured survey will be required. Studio Alpha can undertake this directly, or coordinate a specialist surveyor for complex or topographical surveys.

What’s included:

  • Initial briefing call and site visit
  • 2–3 proposed design options
  • Indicative project costings

  • Research into property and planning constraints
  • One design review meeting with ongoing advice and guidance

Stage 2: Developed Design

Once a preferred concept is chosen, we refine the proposal to add detail and depth. At this stage, we explore scale, form, and materials, developing plans, elevations, sections, and 3D visuals.

If beneficial, we can submit a Pre-Application Enquiry (Pre-App) to the local authority to gain early design feedback and ensure alignment with planning policy.
Where required, we can also coordinate additional consultants such as planning or heritage specialists, ecologists, or quantity surveyors.

What’s included:

  • Comprehensive design drawing package, including:
    • OS (Location) plan and existing block plan
    • Existing and proposed floor plans, roof plan, and elevations
    • Interactive 3D model link
  • One design review meeting and continuous email/phone support
  • Coordination of required consultants

Stage 3: Design Approval

With the design finalised, we prepare and submit the full planning application or, where applicable, a Lawful Development Certificate (LDC) under permitted development.
Studio Alpha manages all communication with the local authority, providing any additional drawings or supporting information and attending meetings as needed during the statutory process.

Following approval, we can assist in discharging planning conditions and supplying any post-approval documentation required by the council.

  • Completion and submission of planning/LDC forms
  • Liaison with the local authority throughout the process

Stage 4: Technical Design

Once planning consent is secured, we move into the technical stage, developing detailed drawings and specifications required for Building Control approval. These documents cover all aspects of construction from structure and drainage to thermal performance and fire safety ensuring full compliance with UK Building Regulations.

We collaborate closely with structural engineers and, where required, M&E consultants or SAP assessors, to deliver a fully coordinated design package.

    • Site and floor plans showing construction details and compliance
    • Elevations and sections demonstrating structure and performance
    • Coordination with structural and specialist consultants
  • Building Control specification document
  • Responses to any additional Building Control requests

Stage 5: Tender and Construction

This final stage develops the design into a construction package providing the level of detail needed for accurate tendering and on-site delivery.
We add setting-out information, finishes schedules, and detailed junction drawings to ensure clarity and cost certainty.

Studio Alpha can manage the tender process on your behalf, assess contractor submissions, and assist with selection. Once construction begins, we can act as contract administrators or client advisors, overseeing progress to ensure the build aligns with your approved design and budget.
